广州康乐小区项目建设的风险管理研究

中文摘要

广州康乐小区位于广州市，占地面积 110 亩，总建筑面积 11 万㎡。2008 年底开工建设

2011 年竣工。开发商为广州城建开发总公司。该项目在运作过程中，由于缺乏科学的项目

建设管理知识辅助，公司没有具体成型的战略规划和科学的项目管理体系，缺乏科学的风

险防范机制，从而给项目的开发建设留下很多隐患，造成很多不必要的损失和浪费，从而

影响了整个项目的实际成果，并间接影响了企业的运营。

目前，房地产行业的竞争日益激烈，大量外资以或明或暗方式的涌入已经对内资企业

构成了现实而紧迫的威胁。加强内资企业项目管理的能力，尤其是风险感知与控制的能力

是提高其市场竞争力的基础。

本文通过具体案例与风险管理理论和方法的结合分析探索，我们可以总结出类似项目

如何能够在重视风险管理的前提下，科学地应用相关知识变风险为贡献、御风险于门外、或

在尽可能的程度上减少风险给项目带来的损失和负面影响。

Abstract

Guanzhou Kangle district locates in the city of Guanzhou , the area of land is 73337㎡，the

area of those buildins is 110,000㎡.The project started at the end of 2008, finished in 2011.The

investor is Guanzhou city construction company.During the process of building, it emerged many

big problems including extra resorses waste\lose and so on. All these attributed to the absense of

resonable system risk protection\strategy plan and project administrating system. Indirectly, all

these factors influenced the constuction quality and finance net gain at last.

So far,the real estate industries of china are competing intensly each other. Plenty of foreign

capital was pushed into china market by legal or illegal ways from abroad, and it has threated

china capital companies badly. According to above, it is so impendent to increase the project

administrating capability of china capital companies, especialy the ability of apperceiving and

controling risk.

By the combination of a real case and risk administration theories and methods, we could

make some methods in which how to decrease the extra waste and lose, how to transfer risk into

devotion.Surely,that must be based on the premise of emphasizing the risk.
