物业管理公司作业成本控制研究

——以上海美晨物业公司为例

摘要

目前，由于物业管理企业的成本核算在理论上尚没有基本的方法，在实务

中也没有可参考的模式，其物业管理成本的核算就呈现出多样化现状，同行之

间更是无法比较。各个物业管理企业根据自己对物业管理成本概念的理解，运用

传统的成本核算方法核算企业成本。由于成本核算的随意性加上传统成本核算方

法的局限性，使物业管理企业所核算的成本信息缺乏准确性和可比性。因此，如

何提供建立科学的成本核算体系，降低企业运营成本，增强企业竞争力成为当

前函待解决的现实问题。

本文首先对物业管理中的成本管理进行了概述，然后从作者所在的单位上

海美晨物业公司为例分析了物业成本管理中存在的问题，然后就这些问题分析

了导致产生这个问题的原因，然后给出了成本管理方法在物业成本核算中的应

用,最后通过一个案例进行分析。本文就物业管理企业这一领域提出以作业成本

法为核心的成本计算系统，阐述与论证这一新的成本计算方法的先进性、科学性

关键词：物业管理，成本管理，作业成本法

Abstract

Currently, the property management business, in theory, yet to the basic cost

accounting method, nor in practice can refer to the model, its property management

cost accounting to show the diversity of situation, it is no comparison between peers.

Various property management companies based on their understanding of the concept

of property management costs, using the traditional method of accounting cost

accounting cost of doing business. As with traditional cost accounting cost accounting

methods of arbitrary limitation, property management companies accounting for the

lack of accuracy and comparability of cost information. Therefore, how to provide

cost-accounting system to establish a scientific, reduce operating costs, enhance the

competitiveness of enterprises as the reality of the current problems to be addressed.

Firstly, the cost of management of property management are outlined, and then

the units from Shanghai Masson of the property where the company as an example of

property problems in cost management, and analysis of these issues rise to the cause

of the problem, and then cost management methods are given in the application of

cost accounting in the property, and finally through a case analysis. This paper put

forward in this area of property management companies to the core of ABC costing

system to explain and demonstrate the cost of this new method of advanced,

scientific.
